Ladera Heights

Affluent and serene, this West LA gem rests among the hills for mesmerizing city views

Welcome to Ladera Heights

Ladera Heights is a highly desirable enclave, due in no small part to its status as a primarily residential area with little-to-no commercial traffic getting in the way of the idyllic atmosphere. Large, stately homes come equipped with beautiful views, and homeowners are readily welcomed into the cozy community that strives towards excellence in every way.

Bordered by other wealthy neighborhoods such as Windsor Hills, Culver City, and Baldwin Hills, Ladera Heights can easily cultivate an environment of quiet ease, all while maintaining relatively close proximity to DTLA, just 20 minutes east. Ladera Heights’ rich history traces back to the late 1940s and has been interwoven with African American culture and wealth since its inception.

The residential real estate market in Ladera Heights is particularly well-known for its abundance of elegant mid-century bungalows, ranches, and cottages, each updated and outfitted with the finest luxury amenities. Saturated in charm and personality, these homes are ideal for the sophisticated at heart.

Local Lifestyle

In Ladera Heights, residents can genuinely have the best of both worlds. Close enough to top entertainment and commercial districts to enjoy their plentiful offerings but secluded enough to maintain a calm, unbothered existence, Ladera Heights places its residents in an ideal position, complete with enviable homes at incredible prices.

Dining, Entertainment, & Shopping

As an almost entirely residential location, Ladera Heights locals don’t necessarily have to miss out on the joys of upscale retail and dining. Right next door to the neighborhood’s borders — less than 10 minutes from the community’s epicenter — the Westfield Culver City mall offers a cornucopia of more than 100 stores and restaurants.

Other shops and restaurants can be found conveniently located along I-405 just south of Ladera Heights, tucked away in retail centers or standing alone. For instance, The Promenade at Howard Hughes Center — a stunning new open-air, luxury shopping and entertainment development — is just under ten minutes from the neighborhood.

Visitors to The Promenade can expect to find incredible, casual eats at restaurants like Islands Fine Burgers & Drinks and Kabuki Japanese Restaurant. They’ll also be able to view the latest movie releases thanks to the presence of Cinemark 18 & XD, which features an in-house restaurant, Studio Eats Kitchen & Bar.

Things to Do

Ladera Heights shares a portion of the Kenneth Hahn State Recreation Area with Baldwin Hills, and the 300-acre park space provides an abundance of ways for locals to stay active and content outdoors. Visitors can meander the spellbinding grounds of the Japanese Garden and Hummingbird Gardens, play a round of disc golf on the lush green lawns, fish and boat at Gwen Moore Lake, or take the little ones to any of the several playgrounds.

And while entertainment in the neighborhood typically consists of Sunday morning strolls and perhaps a gym session at 24-Hour Fitness, residents of Ladera Heights are less than 20 minutes away from some of the most remarkable Los Angeles destinations. For example, Venice Beach and its famous Venice Beach Boardwalk rests just west of Ladera Heights, where it offers golden sand and ample options for fun.

Toward DTLA and all within 30 minutes of home are the Los Angeles County Museum of Art, the Los Angeles Museum of Natural History, and the Arena, which hosts LA’s sports teams — including the Lakers and the Clippers — as well as headlining music acts and entertainers.

Ladera Heights is home to a number of excellent schools. Top educational opportunities include:
